What is The Estate @ The Charles at Broke?

A private rural property in the Hunter Valley offering two residences on one estate: The House @ The Charles @ Broke and The Barn @ The Charles at Broke. Choose either home or reserve the whole estate for exclusive use. It’s an effortless base for Hunter Valley group accommodation and wedding accommodation, with space to gather and privacy when you need it.

How many guests can stay?

Up to 19 guests across the Estate: The House sleeps 11 (5 bedrooms, 3 bathrooms); The Barn sleeps 8 (4 bedrooms, 2 bathrooms). It’s ideal for Hunter Valley group accommodation, multigenerational family trips, bridal parties and corporate offsites seeking space and privacy near Pokolbin and the Broke-Fordwich cellar doors.

Can we book just one home?

Yes—book The House only, The Barn only, or both together. Many guests pair a wedding-weekend schedule with the House as a getting-ready hub and the Barn for relaxing spa time. Solo bookings are ideal for romantic getaways or smaller groups wanting boutique Broke-Fordwich accommodation.

Do you accept credit cards?

How many bathrooms are there in total?

Five bathrooms across the Estate (House: 3; Barn: 2). Mornings run smoothly even with full occupancy, which is why the Estate is popular for wedding parties and milestone gatherings.

Are there multiple living areas?

Yes. The House offers multiple lounge zones for movie nights or board games; The Barn has two lounge rooms, including one with a cosy wood fireplace—perfect after a day of tastings.

Are there outdoor spaces?

Absolutely. The House features wrap-around verandas and an entertaining deck; The Barn offers alfresco dining & lounge areas. Gardens and lawns across the Estate invite slow mornings and sunset glasses of Shiraz with vineyard views.

How many kitchens are there?

Two full kitchens—one in each dwelling. Double the prep space means stress-free breakfasts and easy feasts when hosting larger groups in the Hunter Valley.

What appliances are available?

House: double ovens, induction cooktop, wine fridge. Barn: a fully equipped chef’s kitchen ideal for group cooking or a private chef. Both open naturally to outdoor dining for long, vineyard-view lunches.

Are BBQ facilities provided?

Yes—6-burner BBQs at both homes with generous alfresco seating. It’s the simple, delicious option after a day of cellar doors around Broke and Pokolbin.

Is there air conditioning and heating?

House: ducted reverse-cycle air-conditioning and an inbuilt gas fireplace. Barn: air-conditioning & heating, plus a wood fireplace in one lounge. You’ll be comfortable year-round—summer tastings or winter fire-side evenings alike.

Is there Wi-Fi and smart entertainment?

Yes—free Wi-Fi throughout and Smart TVs for streaming. Perfect for planning the next winery trail or a relaxed movie night.

Are linens and towels included?

Yes—premium bedding and towels, hairdryers and kitchen essentials are provided. We prepare the homes to hotel-style standards so you can settle in immediately.

Is there a laundry?

Check-in from 2:00 PM and check-out by 10:00 AM. Late arrivals are fine—24/7 access/self-check-in is available so you can travel at your own pace.

Are pets or smoking permitted?

No pets and no smoking on the premises. Thank you for helping us maintain a serene vineyard environment.

Is there a spa or pool?

The Barn features a 10-person outdoor spa with vineyard views—perfect for spa accommodation Hunter Valley getaways and post-tasting relaxation. (No pool is listed.) Sunset soaks are a guest favourite after exploring Broke-Fordwich and nearby Pokolbin.

Are there firepits?

Yes—sandstone firepit at The Barn, and an outdoor firepit at The House (winter months). Ideal for stargazing and storytelling on clear Hunter evenings.

What fireplaces are there indoors?

House: inbuilt gas fireplace. Barn: wood fireplace in one lounge. Both create cosy atmospheres for cool nights.

Any extras for relaxing outdoors?

Yes—outdoor lounge areas and lawn games (Jenga, Bocce) for easy afternoons between tastings. The views and light shift beautifully from morning coffee to golden-hour.

Safety & Security

What safety equipment is on site?

We provide a smoke alarm, carbon-monoxide alarm, fire extinguisher and first-aid kit. As a rural property, we also recommend basic out-and-about care—closed footwear at night and a torch for late walks.

Do both dwellings have a security alarm?

The Barn lists an alarm system. The House does not list an alarm system. Doors and windows are well-maintained; please ensure you lock up when leaving.

Where is the Estate located?

60 Wollombi Street, Broke NSW 2330, in tranquil Broke-Fordwich—a highly regarded pocket of Hunter Valley wine country near Pokolbin. It’s a quiet base with fast access to boutique wineries, restaurants and experiences.

How far is it from Sydney and Newcastle?

Approx. 2.5 hours from Sydney and 1.5 hours from Newcastle by car, making this vineyard escape both accessible and wonderfully serene.

What’s the best way to get there?

Driving is simplest. Alternatively, take a train to a nearby town (for example, Singleton) and connect via taxi/private transfer. We can suggest trusted local providers on request.

Which wineries and attractions are nearby?

Close to Margan Wines & Restaurant (~4 mins), 1813 (~4), Whispering Brook (~5), Mount Broke (~5), Winmark (~5), Greenway (~5), Talits (~7), Krinklewood (~9) and Kawal Rock Distillery (~10). Pokolbin, Hunter Valley Gardens, Roche Estate and Bimbadgen are ~15–20 mins. For coffee & supplies: Magooneys Café and the Broke General Store.

Spa — Rules (must follow)

The spa is located at The Barn. For safety and cleanliness, please follow these essential rules:

  • No make-up, tanning or sun cream in the spa.
  • No glass—use the plastic spa cups provided.
  • Cover must be on, latched & locked when not in use.
  • Children must be supervised at ALL times in and around the spa.
  • Additional cleaning/repair fees apply if extra cleaning or repairs are required.
Payments & Security Bond

A pre-authorisation of AUD 1,500.00 is placed 1 day before arrival and voided 1 day after departure. Please note: check-in details are not released if the pre-authorisation fails. This helps protect the property and ensures a smooth arrival.

Rural Property Tips

You’re in the country—please take care outdoors. Snakes can be active from September to April; keep to paths, supervise children and wear appropriate footwear in long grass.
